1. **Confirm you need one.** Most sales do; see [exemptions](https://title5roster.com/title-5-inspection/).
2. **Hire a MassDEP-approved System Inspector.** Only approved inspectors' reports count. [Find one by town](https://title5roster.com/towns/).
3. **Inspect early.** Inspecting before listing gives you time to handle a conditional pass or failure. The report is good for 2 years (3 with annual pumping).
4. **Gather records:** pumping receipts, the system's as-built plan from the Board of Health, and past inspections.
5. **Plan for winter.** If frozen ground prevents inspection, you can inspect up to 6 months after closing but must notify the buyer in writing.
6. **Give the buyer a copy.** The inspector files the report with the Board of Health within 30 days.

## Frequently asked questions

**When should I schedule the inspection?**

Before listing is safest. You then know the result before negotiating, and one report covers you for 2 years.

**What if my system fails?**

You must upgrade within 2 years even if you don't sell. Many sellers fix it before closing or negotiate a credit or escrow with the buyer.
